What must I bring with me to tour an apartment?

A valid government issued ID is required to tour our community

What are your application and administrative charges?

The application fee will be $75 per resident over the age of 18 and a $150 administrative fee to reserve the apartment.

What are the income and credit qualifications?

Qualifications include making 2.5 times the base rent amount based on gross household income and passing a background, credit, and rental history check.

What is acceptable “proof of income” to sign a lease?

We accept a months worth of recent paystubs or the last 3 months of bank statements.

What happens if I qualify for an apartment, but my roommate does not?

All residents over the age of 18 must pass a background, credit, and rental history check in order to be approved to move in.

Is my security deposit totally refundable?

This site offers a monthly deposit insurance program that adds a $15-30 monthly charge on top of rent instead of a large deposit up front. This fee is non-refundable at move out.

If I get a job transfer, can I break the lease?

Residents can break their lease for any reason or at any time as long as a 60 days notice is given to the management staff and a fee of 2 months rent is paid at time of move out.

Can I change to a month-to-month lease plan after my first year?

At the end of your lease, a month to month option is available for a maximum of 3 months at market rate.

Do you accept leases for short terms?

We offer 7-13 month lease terms.

Am I required to have renters' insurance?

All residents are required to carry renters insurance throughout the entirety of their lease term.

Do you offer furnished apartments?

Our apartments come unfurnished but there are local companies that offer furniture rental options.

Do you offer corporate apartments?

Please submit a request to management staff for any corporate apartment inquiries.

If something needs to be repaired in my apartment, how do I report it?

All residents have 24/7 access to the resident portal that is capable of submitting work order requests.

When is my rent payment due?

Rent is due on the 1st and late after the 3rd.

What day of the month am I liable for a late charge?

The 4th day of the month a late fee will be applied to the account.

Will you accept electronic payments from my bank?

The resident portal allows you to set up automatic or manual payments through your bank.

Is there a place where I can pay my rent after office hours?

We accept all rent payments through the resident portal only which is available to residents 24/7.

There is a person who might be staying with me for a while, is that permitted by the lease?

Any visitor or guest over the age of 18 has to be added to the lease if they are in the apartment for longer than 14 days. This process includes completing an application and resigning the lease if approved.

Do you have reserved parking?

The parking on site is first come first serve.

I have a motorcycle, where can I park it?

There are no designated motorcycle parking areas so they are able to use any open parking space.

My children live with me in the summer; do I need to notify your office when they arrive?

Yes, all occupants that stay in the unit for longer than 14 days must be added to the lease as an occupant.

Can I install my satellite dish at my apartment?

Satellite dishes are not permitted on property.

Do you have cable services?

Cable and wifi services are not included through the property and are provided individually by local companies.

Does the property have a fitness center?

Yes, there is a fitness center located at the front office available for residents.

Does the property have a swimming pool?

Yes, the site currently has 1 pool open with another pool under renovations. Great things are coming!

Does the property offer on-site recycling?

Recycling is not offered on site 

Are gas grills permitted at your property?

Due to fire hazard and local law, no grills are allowed to be used or stored on site.

Is there any additional storage space available at your property?

There are no rentable storage spaces outside of your apartment home and patio available.

Are residents permitted to paint their apartment?

Yes, as long as the walls are returned to the original paint color and condition as they were at time at move in to avoid additional fees.

Will you accept my delivery packages for me?

The office staff is not able to accept resident deliveries and all packages must be delivered to your front door.
